By booking a property managed by Sunrise Ocean View LLC, guests agree to the terms outlined in the Rental Agreement. These terms are intended to ensure a safe, transparent, and enjoyable experience for all guests. By accessing or using this website, you also agree to these Terms & Conditions, which may be updated from time to time. It is the responsibility of each user to review these terms periodically. Continued use of the website following any posted updates constitutes acceptance of the revised terms.


1. Booking and General Terms

  • Booking platform only: All reservations for Sunrise Ocean View LLC properties are made exclusively through Booking.com and its affiliated sites.
  • Informational website: Our website is for informational purposes, guest inquiries, and customer support only. It does not process reservations or collect payments.
  • Agreement to terms: By completing a reservation on Booking.com, guests agree to these Terms of Use, our Payment, Cancellation & Refund Policies, our Privacy Policy, and all terms displayed on the property’s Booking.com listing.
  • Priority of Booking.com terms: If there is any discrepancy between this website and Booking.com, the terms and conditions shown on Booking.com will apply to the reservation.

2. Payment, Cancellation & Refund Policy (Summary)

The full details of all rate plans are set out on our Payment, Cancellation & Refund Policies page and on each property’s Booking.com listing. The summary below is intended for convenience only and does not replace the detailed policies.

Standard Rate

  • No advance payment required: No payment is required at the time of booking.
  • Deposit: A deposit equal to the first night’s stay is automatically charged 5 days before check-in.
  • Balance: The remaining balance is charged on the check-in date.
  • Free cancellation: Available up to 5 days before check-in.
  • Late cancellation: If canceled within 5 days of check-in, a cancellation fee equal to one night’s stay will apply.
  • Bookings made within 30 days of check-in: The deposit is charged 5 days before check-in, or immediately at booking if reserved within 5 days of arrival. For bookings made within 5 days of check-in, the deposit becomes non-refundable once charged.

Promotional Rate

  • Discount: Guests receive up to 15% off the Standard Rate.
  • Deposit: A deposit equal to the first night’s stay is required within 30 days before check-in.
  • Balance: Remaining balance is charged on the check-in date.
  • Free cancellation: Available up to 5 days before check-in.
  • Late cancellation: If canceled within 5 days of check-in, a fee equal to one night’s stay will apply.
  • Bookings made within 30 days of check-in: The first-night deposit is charged at the time of booking. If booked within 5 days of check-in, this deposit is non-refundable.

Special Savings Rate

  • Discount: Guests receive up to 35% off the Standard Rate.
  • Full payment: Required within 30 days before check-in to confirm the reservation.
  • Free cancellation: Available up to 5 days before check-in.
  • Non-refundable period: Cancellations made within 5 days of check-in are non-refundable.
  • Courtesy change: A one-time courtesy date change may be offered based on availability. No refunds issued.
  • Bookings made within 30 days of check-in: Full payment is charged at the time of booking. For bookings within 5 days of check-in, all payments are non-refundable.

Refunds

  • Refund eligibility: Refunds are only available when permitted by the selected rate plan and when cancellations are made within the applicable time frame.
  • Processing time: Refunds, when applicable, are processed by Sunrise Ocean View LLC within 1 to 3 business days after approval.
  • Bank timelines: Refunded amounts typically appear in the guest’s account within up to 5 business days, depending on the bank.

3. Check-In and Check-Out

  • Check-in time: 4:00 PM.
  • Check-out time: 12:00 PM.
  • Unauthorized late check-out: Late check-outs that delay cleaning or preparation for incoming guests may result in a $300 fee.
  • Guest responsibility: Guests must review and follow the check-in and check-out instructions provided in their Booking.com confirmation and pre-arrival messages.

4. Self Check-In

  • Secure access: All properties offer secure self check-in, typically via electronic door codes or smart locks.
  • Delivery of instructions: Arrival instructions and access information are sent to the email address associated with the Booking.com reservation before check-in.
  • Guest responsibility: Guests are responsible for ensuring they can access their email and for reviewing all instructions prior to arrival.

5. Property Use and Guest Responsibilities

  • No smoking: Smoking is strictly prohibited in all indoor areas. Violations may result in a $500 fine and additional cleaning or damage charges.
  • No parties or events: Unauthorized parties, commercial events, or large gatherings are not permitted.
  • Noise and conduct: Excessive noise, nuisance behavior, or disturbance to neighbors may result in eviction without refund.
  • Care of property: Guests must treat the property, furnishings, and amenities with respect and report any damage promptly.
  • Damage and excessive cleaning: Damage beyond normal wear and tear, or excessive cleaning required due to misuse, may be charged to the guest’s payment method on file.

6. Repairs, Maintenance & Access

  • Property access: Sunrise Ocean View LLC or its authorized representatives may enter the property for inspections, necessary repairs, or emergency situations.
  • Advance notice: When reasonably possible, guests will be notified in advance of entry.
  • No refunds for minor disruptions: Temporary service interruptions (such as internet outages, utility issues, or routine maintenance) do not qualify for refunds or credits.

7. Personal Items & Additional Policies

  • Lost or left-behind items: While reasonable efforts may be made to recover lost items, Sunrise Ocean View LLC cannot guarantee retrieval. Shipping costs are the guest’s responsibility.
  • Unauthorized professional photography or filming: Not permitted without prior written consent.
  • Excessive cleaning fees: Additional fees may be charged for stains, odors, or other conditions resulting from misuse or neglect.

8. Limitation of Liability

  • Events beyond control: Sunrise Ocean View LLC is not responsible for delays, interruptions, or cancellations caused by events beyond its control, including but not limited to severe weather, power outages, natural disasters, transportation disruptions, or government actions.
  • Guest responsibility: Guests are responsible for their own safety, behavior, and personal belongings during their stay.
  • Best efforts: In the event of significant disruption, reasonable efforts will be made to assist guests, but alternative accommodations or compensation cannot be guaranteed beyond what is required by law or explicitly agreed in writing.

9. Condition of Rental

  • Return condition: Guests must leave the property in a reasonably clean and tidy condition.
  • Basic expectations: Trash should be placed in designated bins, and guests should avoid moving furniture or removing items from the property.
  • Charges for damage: Damage, missing items, or violation of house rules may result in additional charges to the guest’s payment method.

10. Privacy Policy

  • Use of personal data: Personal information is collected and used solely to manage reservations, provide guest support, and communicate important information about the stay.
  • Secure processing: All personal and payment data is handled securely and in accordance with applicable laws.
  • No sale of data: Guest data is not sold for marketing purposes.

11. Updates to These Terms

  • Policy changes: Sunrise Ocean View LLC may update these Terms of Use periodically.
  • Version in effect: The version of the Terms of Use in effect on the date the reservation is made on Booking.com will apply to that stay.
